Typically, I design homes that cost $350,000 or less to build—sometimes much less. If your vision is a sprawling 5,000-square-foot, $1.1 million home overlooking Lake Norman, I’m probably not the right designer for you. That’s simply not my niche, and there are other professionals better suited for that scale of a project.

With over 10 years of design and estimating experience and 5 years of hands-on construction experience, I bring a well-rounded understanding of every aspect of building a home. I know that every 2x4, nail, bolt, and strap has a price tag attached to it, and I approach each project with that in mind. My structural details are never needlessly overdesigned—they’re crafted to be cost-effective while still meeting all safety and structural standards. Plus, every detail is guaranteed by a structural engineer.

Residential Builder
Spec Home Plan Management Services

Beechwood Home Services offers expertise in developing and managing your spec home plans library. The plans we design for you will be exclusive to your company, meaning I won't resell your spec home design to another builder. Once you’ve paid for the initial design, the plan is yours to use as often and as long as your working with Beechwood Home Services!

We’ll handle minor updates, adjust lot-specific details for each new build, and even coordinate the engineering restamp (if you choose to work with our engineers). Best of all, these updates and restamps are offered at a reduced fee, making it easy and cost-effective to keep your plans ready for your next project. And because I maintain your library of plans, they will always be up to date and can change as your needs or the market changes. Saving you money by not having to design new plans every time you want to change something.

NEW; Material Take-Offs & Estimating Workbook

Material take-offs that match your plans are critical. Sounds like a no brainer, but it's true. Handing your plan over to the lumber yard to do the take-offs will inevitably end in material overages and ultimately wasted money. Let me put my 10+ years of take-off experience to work for you. I will provide material take-offs for concrete, conventional lumber, doors & windows, interior trim & drywall boards, and interior fixtures. (Restrictions Apply) Take-offs will be provided in a list for easy ordering. I have also developed an excel worksheet that can be used multiple times. This workbook has sheets for each phase of construction that can be printed off as purchase orders. Each sheet is tallied on the totals sheet to give you an accurate overall cost for your build. This workbook can be used multiple times after your initial purchase.

Unlike other designer services, when you call Beechwood Home Services, I will pick up. If I don't, leave a message and I'll call you back. My goal is to help you be successful in the spec home building business. I have 10+ years of estimating & purchasing experience. I also have project management spreadsheets for sale to help you manage your estimating and purchasing management. By accurately maintaining estimate templates for each plan, you can repeat your process and trim the fat out of each successive build. I also offer on-site consultations with a residential contractor with over 30yrs experience in the building industry. He can help you with site grading and placing of the house.
